Switching from another manager

Changing manager is simpler than you think.

  1. 01

Give notice to your current manager

Check your management agreement for the notice period, then send notice in writing. We can look over the agreement with you first. You do not need to wait for a tenancy to end.

  2. 02

Handover of records and the bond

Your outgoing manager passes over the agreement, reports, the Healthy Homes statement, keys and the rent ledger, and the bond record is transferred to Nexus. We chase the paperwork.

  3. 03

    Introducing ourselves to your tenants

Your tenants are told in writing who is managing the property, where to pay rent and how to reach us. Their tenancy and rent do not change.

  4. 04

First inspection and a proper baseline

We inspect early so we know the real condition of the property, and you get a written report with photographs.

Property management in Cambridge: your questions

What landlords ask us before handing over a property.

Do you manage lifestyle properties and rural rentals around Cambridge?

Yes. Lifestyle blocks need a different conversation about who maintains the grounds, water supply, septic systems and any sheds or outbuildings, and that all belongs in the tenancy agreement rather than being sorted out later. Tell us what is on the property and we will set the tenancy up around it.

I live outside Cambridge. Can you manage the property without me being there?

That is a large part of what we do. We handle viewings, inspections, maintenance approvals within a limit you set, and tenant communication, and you get inspection reports and statements without needing to be in town. Anything above your approval limit comes to you first.

How do you choose tenants for a Cambridge property?

Applicants are screened on identity, income and affordability, rental history with previous landlords or managers, and a credit and tenancy tribunal check. We match the tenant to the property rather than taking the first application, and you have the final say on who is offered the tenancy.

How much does Ray White Nexus charge to manage a property?

Management is charged as a percentage of the rent we collect, with any letting and additional service charges set out alongside it. Our current schedule of fees is given to you in writing with your free rental appraisal, before you sign anything, so you can compare it properly against what you are paying now.

Is the cheapest management fee the best deal?

Not necessarily. A lower percentage on a property that sits vacant for longer, or that is let to a poorly screened tenant, costs more than a higher fee on a well managed tenancy. Compare what is included, how often the property is inspected, who you actually deal with, and what happens when something goes wrong, not just the headline number.

Can I change property managers while the property is tenanted?

Yes. Changing manager does not end the tenancy and does not require your tenants to agree. The existing tenancy agreement carries on unchanged, and the tenants simply pay rent to and deal with a different manager from the handover date.

What happens to the bond when I switch?

The bond stays lodged with Tenancy Services. The record is updated so Nexus is shown as the managing agent, which means bond refunds and any claim at the end of the tenancy come through us. The tenants do not have to re-lodge anything.

Am I locked into a long-term contract?

Our management agreement runs for 12 months. We walk you through the whole agreement before you sign anything, so you know exactly what you are agreeing to and what the notice terms are.

How often do you inspect the property?

We carry out routine inspections through the year, within what the Residential Tenancies Act allows. You get a written report with photos after each one, so you can see the condition of the property without needing to visit. The schedule for your property is set out in the management agreement.

Do you handle Healthy Homes compliance?

We can arrange a Healthy Homes assessment and report as an additional service, to establish whether the property meets the standards and identify anything that needs attention. Keeping the compliance statement and tenancy records in order is part of managing the tenancy.
