What landlords ask us before handing over a property.
Routine inspections are scheduled through the year at intervals your insurer and the tenancy agreement allow, with the notice periods the Residential Tenancies Act requires. Each inspection comes back to you as a written report with photographs so you can see the condition of the property rather than take our word for it.
We do, using trades we already work with in the Waikato. You set an approval limit for routine repairs so small jobs get fixed quickly, and anything above it is quoted and sent to you for a decision. Urgent work that affects health, safety or the security of the property is dealt with straight away and reported to you.
Rent is monitored and any arrears are followed up as soon as they appear, in writing, following the process the Residential Tenancies Act sets out. If it is not resolved we take the matter through the Tenancy Tribunal on your behalf and keep you updated at each step.
Management is charged as a percentage of the rent we collect, with any letting and additional service charges set out alongside it. Our current schedule of fees is given to you in writing with your free rental appraisal, before you sign anything, so you can compare it properly against what you are paying now.
Not necessarily. A lower percentage on a property that sits vacant for longer, or that is let to a poorly screened tenant, costs more than a higher fee on a well managed tenancy. Compare what is included, how often the property is inspected, who you actually deal with, and what happens when something goes wrong, not just the headline number.
Yes. Changing manager does not end the tenancy and does not require your tenants to agree. The existing tenancy agreement carries on unchanged, and the tenants simply pay rent to and deal with a different manager from the handover date.
The bond stays lodged with Tenancy Services. The record is updated so Nexus is shown as the managing agent, which means bond refunds and any claim at the end of the tenancy come through us. The tenants do not have to re-lodge anything.
Our management agreement runs for 12 months. We walk you through the whole agreement before you sign anything, so you know exactly what you are agreeing to and what the notice terms are.
We carry out routine inspections through the year, within what the Residential Tenancies Act allows. You get a written report with photos after each one, so you can see the condition of the property without needing to visit. The schedule for your property is set out in the management agreement.
We can arrange a Healthy Homes assessment and report as an additional service, to establish whether the property meets the standards and identify anything that needs attention. Keeping the compliance statement and tenancy records in order is part of managing the tenancy.
