Te Awamutu and the villages around it hold a mix of older family homes, newer units and lifestyle properties, and landlords here are often managing from another town. Nexus looks after Te Awamutu tenancies with the same local team that covers the rest of the Waipa district.

Check your management agreement for the notice period, then send notice in writing. We can look over the agreement with you first. You do not need to wait for a tenancy to end.

What landlords ask us before handing over a property.
They are the minimum standards for heating, insulation, ventilation, moisture ingress and drainage, and draught stopping that apply to residential tenancies. Whether your property already meets them depends on its age and what has been done to it. We assess the property, tell you what is required and what it will take, and hold the compliance statement on file.
Management is charged as a percentage of the rent collected, with any additional services set out in writing before you sign. We will give you the full schedule of fees with your rental appraisal, so you can see what is included and what is not before you commit.
It depends on the property, the rent it is listed at and the time of year. We will tell you honestly at appraisal what we expect for your property and what would let it faster, whether that is presentation, timing or the rent itself, rather than quoting a number that suits us.
Management is charged as a percentage of the rent we collect, with any letting and additional service charges set out alongside it. Our current schedule of fees is given to you in writing with your free rental appraisal, before you sign anything, so you can compare it properly against what you are paying now.
Not necessarily. A lower percentage on a property that sits vacant for longer, or that is let to a poorly screened tenant, costs more than a higher fee on a well managed tenancy. Compare what is included, how often the property is inspected, who you actually deal with, and what happens when something goes wrong, not just the headline number.
Yes. Changing manager does not end the tenancy and does not require your tenants to agree. The existing tenancy agreement carries on unchanged, and the tenants simply pay rent to and deal with a different manager from the handover date.
The bond stays lodged with Tenancy Services. The record is updated so Nexus is shown as the managing agent, which means bond refunds and any claim at the end of the tenancy come through us. The tenants do not have to re-lodge anything.
Our management agreement runs for 12 months. We walk you through the whole agreement before you sign anything, so you know exactly what you are agreeing to and what the notice terms are.
We carry out routine inspections through the year, within what the Residential Tenancies Act allows. You get a written report with photos after each one, so you can see the condition of the property without needing to visit. The schedule for your property is set out in the management agreement.
We can arrange a Healthy Homes assessment and report as an additional service, to establish whether the property meets the standards and identify anything that needs attention. Keeping the compliance statement and tenancy records in order is part of managing the tenancy.
